Waynesville is the county seat of Pulaski County, Missouri, sitting in the heart of the Ozark Plateau at an elevation of roughly 1,050 feet. With a population of approximately 5,500, it carries the spirit of a true small town while offering the vitality that comes from its unique relationship with Fort Leonard Wood — one of the U.S. Army's busiest training installations.

The city straddles the historic Route 66 corridor, a legacy that still defines its character. Murals, nostalgic diners, and a preserved downtown square remind visitors and residents alike that this community has been a waypoint for travelers, soldiers, and families for generations.

Waynesville is defined by its people: proud, resilient, and deeply welcoming to newcomers — especially the thousands of military families who have made it home over the decades. Many who arrived in uniform never left, drawn back by the natural beauty, affordable living, and the genuine warmth of Ozark hospitality.

Waynesville was platted in 1833 and named after General "Mad Anthony" Wayne, a Revolutionary War hero. It grew steadily as a trading hub along the Gasconade River valley, becoming the county seat when Pulaski County was organized in 1833.

The Civil War left its mark on the region — Old Stoney Chapel (1854) on the courthouse square is one of the few structures that survived the conflict, and it remains a centerpiece of the city's historic district. The courthouse square itself has been continuously active for nearly two centuries.

The arrival of Fort Leonard Wood in 1940 — built in just 90 days on what had been timber and farmland — transformed Waynesville permanently. The post brought tens of thousands of trainees through during World War II, Korea, Vietnam, and every conflict since. Today, over 80,000 soldiers train at Fort Leonard Wood annually, and its economic impact anchors the entire region.

Route 66, which passed through Waynesville, brought another wave of travelers and commerce through the mid-20th century. The Historic Route 66 Association of Missouri works to preserve this heritage, and Waynesville actively celebrates its role as one of the Mother Road's authentic waypoints.

# Market Commentary

Waynesville's housing market entered May showing signs of early seasonal rhythm, with 35 new listings hitting the market and 34 homes closing during the month. While the median sold price dipped to $267,500—down about 8.5% from April—this shift reflects typical spring composition changes rather than softening demand. As PCS season ramps up and more military families begin their searches around Fort Leonard Wood, we're seeing a broader mix of inventory come to market, including more moderately priced homes that appeal to first-time buyers and those prioritizing the Waynesville R-VI school district. With homes still selling at 99.3% of list price and going under contract in under 50 days on average, buyer urgency remains strong even as inventory climbs modestly to 60 active listings.

The 1.76 months of supply confirms this is still very much a seller's market—anything under three months typically favors sellers—but the slight uptick in available homes gives buyers more options than they've had in recent months. That said, well-priced properties in desirable neighborhoods near the post gates continue to move quickly, often with multiple showings in the first week. The ongoing commercial expansion along Highway 17 and steady new construction activity point to Waynesville's long-term growth trajectory, though newer builds are creating healthy competition for older existing homes that haven't been updated. For sellers, pricing strategically and ensuring your home shows well remains critical. For buyers, especially those working within PCS timelines, being prepared to act decisively when the right property appears is still the name of the game.

For Buyers

The Waynesville market is still moving quickly, but there are early signs of a slight slowdown. Homes are taking about three weeks longer to sell than last month, and there are a few more options on the market now with 60 active listings. That said, buyers are still paying very close to asking price—99.3% on average—so this remains a competitive environment where well-priced homes near the fort or in the Waynesville R-VI school district won't last long.

For Sellers

Even with median prices dipping about 8.5% from last month, this is still very much a seller's market in Waynesville. With less than two months of inventory available, qualified buyers outnumber homes for sale, and most properties are selling at or near asking price within seven weeks. If your home is priced right and shows well—especially if it's move-in ready or located near Fort Leonard Wood gates—expect solid activity during PCS season.
